How does UNYK-PLACE select the properties it presents?

The UNYK-PLACE property selection process

At UNYK-PLACE, we do not present every property available on the market. We only recommend properties that match a client's specific project, following a thorough qualification process.

Step 1: Defining the client's project

Before reviewing any property, we begin with an in depth consultation.

Together, we define the actual budget, intended use, investment horizon, non negotiable criteria and deal breakers.

Step 2: Searching the entire market

We search across the entire available market, including property portals such as Idealista, Imovirtual and Casa Sapo, our network of partner agencies and our off market network, built through relationships with notaries, lawyers, wealth managers and private owners.

Step 3: Preliminary qualification

Before presenting a property, we carry out a preliminary qualification.

We verify the property's legal documentation (Certidão Permanente and Caderneta Predial), compare the asking price with recent comparable transactions using Confidencial Imobiliário data, assess the property's overall condition and review the condition of the condominium.

Step 4: A structured presentation

When we recommend a property, we provide a structured analysis covering the location and surrounding area, pricing compared with similar properties, the property's condition and potential renovation work, an estimated rental yield where applicable and our assessment of the risks and opportunities.

This gives our clients the information they need to make an informed decision.

What we do not present

We do not recommend properties that do not match a client's objectives simply to fill a viewing schedule.

We also do not present properties with uncertain legal situations or those that are clearly overpriced.

Our priority is our clients' satisfaction, not transaction volume.
