Every property we recommend is first assessed against the client's specific objectives.
A property that is perfectly suited to a rental investor may not be suitable for a family looking for a primary residence, and vice versa.
This first filter removes properties that may technically meet the criteria but are not genuinely aligned with the client's interests.
Before presenting a property, we carry out a preliminary review of its legal documentation, including the Certidão Permanente and the Caderneta Predial, to identify any obvious legal issues.
This is not a full legal audit. That responsibility belongs to the lawyer.
We systematically compare the asking price with recent comparable transaction data from Confidencial Imobiliário.
We do not recommend properties whose pricing appears clearly unjustified when compared with the market.
Whenever we present a property, we also present our assessment of its specific risks, including potential renovation work, remaining legal uncertainties, rental constraints and market risks.
We would rather lose a transaction by highlighting a risk than earn a commission on a problematic asset.
We do not make promises regarding investment returns. The figures we provide are estimates based on available market data, not contractual guarantees.
We also do not certify that a property is free from defects. That responsibility belongs to the technical inspection and the lawyer.
Our role is to provide clarity and support informed decisions, not to make the decision for our clients.
